Canada Water Masterplan

The sustainable development of Canada Water, including new homes, town centre and community facilities.

The Canada Water Masterplan is a 15-year plan to deliver a new urban centre for the area. The plan includes a new town centre, public spaces and buildings, including:

  • thousands of net zero carbon homes, including council homes
  • sustainable workspaces and retail units
  • a leisure centre, including two new pools and four sports courts

The Masterplan is a partnership between Southwark Council, British Land (property company) and the local community.

The redevelopment will preserve and enhance the heritage, history and character of the area. The aim is to create a unique place to live, work, study, shop and visit.

What we agreed

We signed a Master Development Agreement (MDA) with British Land to deliver the Masterplan in 2018. 

The agreement states that Southwark Council can benefit financially from the redevelopment by investing in it directly.

In the first phase of development British Land committed to build:

  • 35% affordable housing
  • a new council-run leisure centre

We also have an option to buy all of the social rented units built. These will be made available to local people as council homes.
