If you do not pay
Non-payment is a breach of the terms of your lease. You need to pay, or make an arrangement to pay, within 1 month of receiving an invoice.
Even if you’re challenging your service charges, you must keep making payments under the terms of your lease.
If you miss payments, or do not respond to our reminders we'll contact your mortgage company to let them know about the breach of lease.
We'll then send you a 'letter of claim' confirming the amount and any invoice outstanding.
The debt pre-action protocol was introduced by the courts to encourage communication and engagement and to:

settle any disputes

agree a payment plan

avoid court action
We give you 30 days from the date on the letter of claim to respond and/or pay what you owe. We also send:
- an information sheet
- a reply form
- a financial information form
- a court fee form detailing some costs you might be charged if we have to take you to court
If we still do not receive payment, we may start court proceedings to recover the money you owe.
