Terms and conditions

Read the terms and conditions of the gas and boiler servicing we offer.

Annual service

The annual service includes:

  • a survey of the property’s gas boiler and other gas space heaters by a qualified person
  • servicing of the property’s gas boiler and other gas space heaters, according to the manufacturer’s instructions
  • a Gas Safety certificate for the resident if it meets standards

The Gas Safety certificate lists all the gas appliances in the property, but only the boiler and gas space heaters will be serviced. 

Other listed appliances like gas cookers will be visually checked only.

If work is needed to return the boiler to a serviceable condition, and the contractor can carry out the works, you'll get a:

  • copy of the survey’s findings detailing all the works required
  • breakdown of costs

The cost of any remedial works is not included in the annual service fee.

You can choose to use a different contractor to do the repairs. However, they will not be able to issue you with a gas safety certificate. 

If you then need our contractor to issue you with a Gas Safety certificate once the works are completed, you'll have to reapply for the service.

What is not covered

This agreement is for one service carried out to the manufacturer’s instructions for:

  • the central heating boiler in the property
  • all other gas space heaters in the property

It does not cover:

  • servicing to other gas appliances like cookers
  • the cost of labour and parts
  • replacing your boiler or any other gas space heater
  • the cost of bringing the heating installation in line with current standards and regulations if required

Design or existing faults

This agreement excludes the:

  • cost of repairs needed because of design faults (unless the contractor is responsible)
  • faults that existed before you entered into the agreement and which could not be identified during the service using reasonable care and skill

Third-party or accidental damage

This agreement excludes the cost of repairs to damage caused by you or someone else.

Consequential loss

This agreement excludes loss or damage to property caused by the appliance, boiler or system breaking down, unless the contractor is responsible for it. For example, damage to furniture caused by water leaks.

If the engineer has to dig on your property they will fill in holes and leave the surface level. They will not necessarily replace the original surface or construction.

Redecoration that may be needed following their work is your responsibility, unless the contractor has been negligent.

Normal insured risks

Excluded is the cost of repairing faults or damage caused by:

  • freezing weather, subsidence, structural repairs, accident, fire, lightning, explosion, flood or storm  
  • changes to, or problems with, the gas, electricity or water services

You should check your household insurance to make sure it covers these risks.

This agreement excludes the cost of:

  • replacing appliances, bathroom fixtures, showers and sanitary ware
  • replacing or repairing decorative or other parts which do not affect how the system or appliance works
  • repairing any damage caused by the contractors work including redecorating, unless they or their workers have been negligent or broken the terms of this agreement
  • repairing or replacing lead pipes
  • re-setting controls, like thermostats and programmers
  • cash alternatives for repair or maintenance
  • asbestos removal if needed when repairing the appliance or system
Asbestos

If you have any asbestos removed, you must provide the contractor with a clean-air certificate. They will not carry out any more work on your property without this. 

By law, the person who removes the asbestos must give you this certificate.

Clearing blockages

This agreement excludes the cost of clearing physical blockages, like rubble, sludge and scale (not air locks) if the engineer has told you permanent repairs or improvements are needed. 

They will only tell you this if, in their opinion, it is necessary.
