Damp and mould guidance
Your responsibility as a landlord.
As a landlord, you must ensure properties are free from damp and mould by:
- implementing preventative measures
- conducting regular inspections giving tenants reasonable notice
- addressing deficiencies promptly
- maintaining proper management
If tenants report damp or mould, you should:
- respond promptly to identify the cause of the issue
- determine if a property defect exists
- carry out necessary repairs as soon as possible
Work on heating, ventilation and windows must comply with building regulations. You can hire a tradesperson registered with a competent person scheme. Landlords or agents undertaking any work to remedy damp and mould should check the guidance on building regulations approval.
Read the guidance on the GOV.UK website for more on:
- identifying and addressing damp and mould in your property
- reducing the risk of damp and mould developing
To help prevent damp and mould, you must make sure your property meets minimum energy efficiency standards.
