Ledbury Estate

In August 2017, emergency work was carried out in the blocks after major issues were found in the structure of the buildings. This includes the removal of the gas supply and introduction of the waking watch.

After several years of investigation and discussions, in 2021, residents helped us decide on the future of the Ledbury towers. The results of the ballot were that 86% voted to demolish the Ledbury towers and replace them with high quality homes. Bromyard House is already in the process of being rebuilt.

Fire risk assessments for the blocks have been carried out regularly during this time. During the most recent check, it was discovered that the existing issues have got worse.

When combined with the new problems caused by the storage of lithium batteries needed for e-scooters, which increase the risk of fire, we have agreed that we cannot risk people living in the blocks long-term while we wait for the new homes to be built on site.

Residents need to move out of the buildings as soon as we can find alternative housing that meets their needs. We are speaking to each household about their housing options and how we will be helping with the move.

In the meantime, under no circumstances should modes of transport needing a lithium battery enter the Ledbury Towers. This includes e-scooters, e-bikes and mobility scooters.

Ledbury Right to Return

Fire Risk Assessments

A Fire Risk Assessment (FRA) is a document to show the process of evaluating the factors that determine the hazard from fire, the likelihood of a fire and the consequences to the building if one were to occur. This assessment must be carried out by a Competent Person (someone who has sufficient training and experience or knowledge) and the Significant Findings must be recorded. As with all housing providers, Southwark Council continues to look at ways the FRA process can be improved due to ongoing changes in building regulations, new guidance and technical advances. As a result, risk assessments for the same building will change over time to take into account these changes and an FRA published today may look somewhat different to an earlier version. The latest document is always relevant and it remains ‘live’ until a new FRA is done.
