The Aylesham Centre

The proposed development

Consultation is under way to finalise proposed changes. The current proposal, from Berkeley, was developed following feedback from the community on early versions of the plan, and includes:

  • around 850 high-quality, new homes in a number of buildings, up to 20 storeys high
  • 35% of this will be affordable housing:
    • 25% at social rents
    • 10% as intermediate housing, including shared ownership and Community Land Trust
  • a new Morrisons store with free parking 
  • a series of safe, inclusive, new public spaces, character areas and green links to enhance public areas and create welcoming and biodiverse spaces for the community
  • a variety of retail units to enhance Rye Lane, create an attractive shopping destination and attract more visitors and investment

The planned changes will:

  • improve accessibility and safety for visitors and residents
  • respect the existing context and create a distinctive skyline

These plans align with our planning policy and in particular Site Allocation NSP 74 Aylesham Centre and Peckham Bus Station.

The full proposals will be developed and refined ahead of a planning application (expected later this summer) and can be seen on the Aylesham Centre website.

Timeline

Berkeley aims to submit a planning application later this summer. If the application is approved, the first phase of construction will be the new Morrisons supermarket. Work on housing will start in 2025 and will complete in 2027.

The pre-application designs have been discussed at our Design Review Panel. If time allows, there will be another presentation before the planning application is submitted later this summer.

Based on current estimates, the whole development will be complete by 2034.
