Sending you a Section 20 notice
We must send you a Section 20 consultation notice for:

any major works under that will cost you more than £250 a year
-
long term agreements for services that will cost you more than £100 a year
Most section 20 consultations are carried out in 2 stages. This does not apply to any works under a long-term agreement.
Stage 1
First we send you a 'notice of intention' which will include:
- a description of the work
- reasons for carrying out the work
- an invitation to comment on our proposal
- an opportunity for you to nominate a contractor to tender for the work in some cases
- relevant documentation relating to the proposed works
You have 30 days to send us your comments on the works.
Stage 2
We then send you a 'notice of proposal' which will include:
- estimates received for the works
- an estimated cost to you
- a breakdown of costs for the building and/or estate
- an invitation to inspect the contract documents
You have 30 days to send us your comments on the works.
Section 20b
Sometimes we may also send you a Section 20b notice.
This is to tell you how much we've spent so far when we do not yet have a final calculation.
