Consulting with you about service providers

When we bring in external contractors we have to set up a contract called a 'qualifying long term agreement’. 

Typical examples of long-term agreements include those with:

  • lift and entryphone specialists
  • cleaning and gardening services
  • insurance companies
  • utilities companies that provide electricity and heating to communal areas

Under service charge regulations, we must consult with you if:

  • we want to enter into an agreement with a contractor that will last for more than 12 months 

  • the cost to you will be more than £100 a year

The consultation notice we have to send you is a Section 20 notice.

For major works we have to issue a Section 20 if the works cost you more than £250.

The consultation for long term agreements follows a similar process as that for major works.
