The Aylesham Centre

Find out about plans for new housing, public spaces and shops. How we're supporting local traders and ensuing community benefits.

Green spaces and climate change

The plans for the Aylesham Centre include:

  • public spaces for socialising and community events
  • a network of green links, connecting the site with other green spaces
  • a new town centre park, Aylesham Gardens, which will be roughly the size of nearby Peckham Square
  • new plants and trees in public spaces

The majority of public spaces on the site will be the responsibility of the landowner, Berkeley Homes. The cost of maintaining them will be covered by a service charge on all residents and businesses on the development.

Local views and daylight in nearby homes

Berkeley Homes will submit a full daylight and sunlight assessment as part of their planning application. This will show how the scheme will impact light in neighbouring homes and open spaces. It will look at specific local views such as the Bussey Building and Frank's Cafe.

The daylight and sunlight assessment will be reviewed when the planning application is being considered.

The development will be visible from many points throughout Peckham, including the Bussey Building and Frank's Cafe, but it will not interrupt any protected sightlines from Nunhead Cemetery.

Climate change impact

The planning application will go through a ‘Whole Life Carbon Assessment’. This assessment will:

  • show the carbon impact of the scheme
  • put measures in place to limit the scheme’s impact on the environment

These measures could include on-site recycling of materials and the use of sustainable techniques such as photovoltaic panels and green roofs (roofs covered with plants).
