Overview
The Aylesham Shopping Centre in Rye Lane, Peckham is owned by Berkeley.
Berkeley plans to redevelop the site, mainly to build new housing, but also to create new retail and work space and improve public spaces.
This aligns with the council’s vision for Peckham as set out in the Southwark Plan. In particular Site Allocation NSP 74 Aylesham Centre and Peckham Bus Station.
The owner of the site, Berkeley, submitted a planning application in summer 2024.
The planned changes will:
- improve accessibility and safety for visitors and residents
- respect the existing context and create a distinctive skyline

Public drop-in sessions
The council is holding three public drop-in sessions in November 2024.
These are an opportunity to find out more about the proposed development and to feedback your comments.

Timeline
If the planning application is approved, the first phase of construction will be the new Morrisons supermarket.
Work on housing will start in 2025 and will complete in 2027.
Based on current estimates, the whole development will be complete by 2034.
