Homeowner charges
We apply an estate-specific tariff for homeowners then charge you through your service charge.
Metered
If you're a leaseholder and have a meter, you'll get an estimated service charge bill at the start of the year.
Your charge will be based on your estimated:
- heating and hot water use
- heat tariff for your estate (accounting for gas cost at the boiler house)
We adjust your bill at the end of the year when we know your actual usage.
If you're a freeholder on a meter, you pay for your actual heating and hot water usage at the end of the year.
If your home has a prepay meter you'll pay directly to an external billing agent.

No meter
If you're a leaseholder and do not have a meter you'll get an estimated service charge bill at the start of the year.
Your charge is based on:
- your property size
- estimated estate-specific tariff (accounting for gas rates for the specific boiler house)
We adjust your charge at the end of the year when we know actual costs.
If you're a freeholder without a meter you only pay for your actual usage at the end of the year.
